We act for investors in the management of their property portfolios and for a range of commercial clients in assisting with all their property needs. We have specialist property clients and clients whose property interests are ancillary to their main business.

We act in the acquisition, management and disposal of commercial land and property, both freehold and leasehold. Our commercial property team is experienced in the negotiation of overage provisions, option agreements and all aspects of real estate.

In acting for a landlord taking a commercial lease, we prepare the lease and deal with all relevant enquiries through to completion. In acting for a tenant in a commercial lease, we review and report on the salient provisions, negotiate terms and raise all necessary enquiries. We draft and advise on all ancillary documentation including agreements for lease, licences to assign and underlet, licences to make alterations or carry out works, licences authorising a change of use, rent deposit deeds, break notices, assignments and deeds of surrender. We offer general advice during the course of a tenancy including on security of tenure rights and dilapidations provisions.

We advise on residential and commercial developments including option agreements, section 106 and 278 agreements, development agreements, site acquisition, joint ventures, overage and plot sales, unit sales or agreements for lease.

We have experience in applying for the modification and removal of restrictive covenants affecting the development of land and in relation to easements and rights of way.

We have long-standing relationships with a number of auctioneers in Birmingham and are on the recommended panel of Bond Wolfe Auctions. In acting for a seller, we assist with preparation of the auction packs, dealing with any pre-auction enquiries and completion of the sale. In acting for a potential purchaser, we assist with reviewing the legal pack pre-auction, raise any enquiries and report our advice. We then complete the transaction in the event of a successful bid.
